1. Service description

Scoutmyplace provides independent, visual property condition documentation services in Los Angeles, Glendale and Burbank, California: pre-lease property visit reports, move-in condition reports, and move-out condition reports (the documentation contemplated by California Civil Code § 1950.5, as amended by AB 2801). A trained local scout visits the property on behalf of the client and delivers a written condition report within 24 hours of the visit. On request, Scoutmyplace can also connect clients with independent third-party professionals for renovation or repair quotes; any such work is contracted directly between the client and the professional, and Scoutmyplace is not a party to that contract.

2. Booking and payment

Payment is required in full before a visit is scheduled. All prices are in US dollars and include applicable taxes. Pricing is based on the surface (square footage) declared by the client at booking. If our scout measures a meaningfully larger surface on site, Scoutmyplace may request a one-time price adjustment computed on the same per-square-foot basis, and delivery of the report may be withheld until the adjustment is paid or waived. By purchasing a visit, you agree to these terms and authorize the charge to your payment method.

3. Refund policy

If a visit cannot take place for any reason outside the client's control (property no longer available, agent refuses third-party access, etc.), the client is entitled to a full refund or a credit for a future visit. Clients have up to 60 days from the date of purchase to rebook. Credits expire 60 days after purchase for refund eligibility. Requests for refunds must be submitted via the client portal.

4. Scope of the service

Every Scoutmyplace report (property visit, move-in, move-out) is a visual assessment only. Our scouts document what is visible and accessible during a single on-site visit, supported by time-stamped photographs. They do not test, operate, dismantle or verify any system, appliance or component (plumbing, electrical, HVAC, structural or otherwise), and they cannot detect hidden, latent or concealed defects. Our scouts are not licensed home inspectors, contractors or engineers. No Scoutmyplace report is a home inspection within the meaning of California Business and Professions Code § 7195, and no report should be used as a substitute for one. If you need systems tested or a structural evaluation, hire a licensed professional.

5. Limitation of liability

Scoutmyplace is not liable for any decisions made by the client based on a report, including but not limited to signing a lease, making a purchase, moving in or out, or making, contesting or accepting a security-deposit deduction. Scoutmyplace is not responsible for conditions that were not visible or accessible at the time of the visit, or for changes to the property occurring after the visit. Renovation or repair work performed by third-party professionals is solely the responsibility of those professionals. Our maximum liability is limited to the amount paid for the relevant service.

6. Intellectual property

All reports, photos and content delivered to the client are for the client's own use. Move-in and move-out condition reports may be shared with the other parties to the relevant lease (tenant, landlord, property manager) and used in a security-deposit dispute. Beyond that, you may not resell, redistribute or publish this content without prior written consent from Scoutmyplace.

7. Governing law

These terms are governed by the laws of the State of California. Any disputes shall be resolved in the courts of Los Angeles County, California.
