Étage and elevator

In Paris, the floor matters as much as the size. We confirm the actual étage (often a French 2e = floor 3 by US count), whether there is an elevator, and how worn the staircase is for daily walk-ups.

Vis-à-vis and natural light

Most Paris apartments face a courtyard or another building. We measure natural light at the visit time and tell you honestly whether the windows look at sky, a wall, or a neighbor 4 metres away.

Double-glazing and street noise

Boulevards and major axes in Paris are loud. We test whether the windows are real double-glazing (vs single + storm). If a room sounds noisy during the visit, we also record indoor dB levels with windows open and closed.

Building condition (parties communes)

A clean facade can hide a beat-up lobby and stairwell. We photograph the entrance, the mailboxes, the trash room and the stairwell so you see what daily life looks like.

What people ask about scouting in Paris.

Do you cover the suburbs (banlieue)?

Currently we cover the 20 arrondissements within Paris intra-muros. Coverage extends to Boulogne, Neuilly and Saint-Mandé via case-by-case approval. Outside the périphérique on a wider radius is on the roadmap.

What about furnished apartments?

Yes, we scout meublé and non-meublé equally. The report flags missing essentials and whether what is included is in a usable state.

Can the scout meet the agent on Saturday?

Yes. Visits happen 7 days a week including weekends. Saturdays are common in Paris because that is when most agents schedule.

Do you check for cave or storage included?

Yes. If a cave is mentioned in the listing, the scout asks the agent to access it during the visit and confirms condition + dimensions.

Can I ask the scout to check something specific?

Absolutely. When you book a visit, share any specific question or detail you would like us to verify — something you spotted in the listing photos, a feature you care about, or anything you want a second pair of eyes on. We will do our best to check it during the visit and answer in the report whenever possible.
