21 daysAfter move-out, the deposit and an itemized statement must be returned within 21 days, with documentation for every deduction.
Move-out photosThe unit must be photographed as it is handed back, before any repair or cleaning that will be deducted, set against the condition at move-in.
After-repair photosThe completed work must be photographed too. The itemized statement travels with the photos and a written explanation of the costs.
Wear is not damageNormal wear from everyday use cannot be deducted. Only damage beyond normal use can, and it has to be shown.

The deposit is settled in the three weeks after the keys come back. Arrive with a record, not a memory.

The after-repair report

Once the work is done, our scout returns and documents the result. That is the after-repair record the itemized statement must carry under AB 2801.

The move-out report stands on its own: a dated, signed, third party record of the state of the property when the tenancy ends. If a move-in record exists elsewhere, yours or the other party’s, the report gives it something precise to be compared against.

Our scout signs the record. When the tenant or the owner is present, they can sign too.

Before you book.

When should the move-out visit happen?
On the day the keys are handed back, or as close to it as possible, ideally once the unit is empty and cleaned. The record should show the state the property is actually returned in.
Do I need a Scoutmyplace move-in report first?
No. The move-out report stands on its own as a dated, signed, third party record. The comparison is strongest when both ends follow the same structure, which is the case when we did the move-in too.
Do I need to be there?
No. At booking you name the person who gives access and our scout coordinates directly with them. You receive the report the next day wherever you are.
Does the report say what to deduct from the deposit?
No. The report records conditions, factually and element by element. What follows from those facts is for the parties, or a court, to decide. That neutrality is what makes it useful to both sides.
How fast can a scout come? The 21 days are running.
Standard booking notice is 24 hours and the report arrives 24 hours after the visit. The Priority add-on unlocks time slots less than 24 hours away, as soon as 6 hours after ordering, subject to scout availability.
What happens after the move-out report, if repairs are needed?
On request, we put you in touch with renovation companies we work with; they quote and bill you directly, Scoutmyplace does not perform or invoice the work. Once the work is done, our scout can return to document the result: the after-repair photos AB 2801 expects with the itemized statement.
What if the surface on site differs from what I declared?
Our scout confirms the surface during the visit. If it meaningfully differs from what was declared at booking, Scoutmyplace reserves the right to adjust the price before the report is delivered.
Does it cover furnished units and outdoor spaces?
Furnished units are covered with a furniture and equipment record per room. Private outdoor spaces, a yard, a pool, an ADU, are covered by the outdoor spaces add-on.
What languages is the report available in?
English or French, chosen at booking. The site is in English; the report language is yours.
