LA is a freeway city. If a room sounds noisy during the visit, we take an ambient noise reading in dB inside the apartment with windows closed and open, especially for places near the 101, 405, 10 or 110.

Air conditioning condition

Older LA buildings often have window units instead of central air. We confirm what type, if it works, and note tenant-paid utility risk on hot days.

Street parking reality

LA parking is famously brutal. We check actual on-street availability at the visit time and whether the unit has assigned parking included or extra.

Walkability vs car-required

A "walkable" LA neighborhood is rarely walkable in the European sense. We tell you honestly what you can actually walk to, and where you absolutely need a car.

Can you scout a place in West Hollywood?

Yes, every neighborhood in West Hollywood and Beverly Hills is covered.

What about parking in the report?

Yes, every LA report includes a section on parking: assigned spaces (if any) and what we observed for on-street availability at the visit time.

Do you measure noise from freeways?

If a room sounds noisy during the visit, yes — we record dB levels with windows closed and open. We do this most often for apartments within a quarter-mile of a major freeway, but only when the noise is actually audible at the visit time.

Can I ask the scout to check something specific?

Absolutely. When you book a visit, share any specific question or detail you would like us to verify — something you spotted in the listing photos, a feature you care about, or anything you want a second pair of eyes on. We will do our best to check it during the visit and answer in the report whenever possible.
