Since July 2025, every deposit deduction in California has to be backed by photographs. We produce that record for each of your units, structured the same way every time, by a third party with nothing at stake in the outcome.

Every order counts toward your rate, photo shoots included, so a portfolio that turns over and re-lists with us climbs twice as fast. Your account rate and the paired move-out discount stop at 30% combined, so that the scout doing the visit is still paid properly.

Before we talk.

How does booking work at portfolio scale?
Today, one online booking per unit, which your team can do in a couple of minutes each, whether it is a condition report or a photo shoot. For recurring volume we set up terms directly; write to us and we will look at your turnover calendar together.
Who coordinates access with the tenant?
We do. At booking you name the contact for the unit, your staff or the tenant, and scheduling happens directly with them.
Can owners see the reports?
The report is delivered to the account that booked it, as an interactive online report and a PDF. Forward the PDF to owners, or use it in your own owner reporting.
Do you score or grade the units?
No. Condition reports record facts: condition and cleanliness per element, photos, video, signatures. No scores, no recommendations. That neutrality is why the record holds up with tenants.
Do the listing photos end up in the condition report?
Never, and that is deliberate. Listing photography is marketing work: it flatters the unit, which is exactly its job. A condition report records what is there, flattering or not. They are separate visits and separate documents, and our system will not let one become the other. That separation is what makes the record worth something the day a deposit is contested.
How fast do we get the report?
Fast enough to sit comfortably inside the 21-day deposit window, and we will give you a firm turnaround when we set up your account. We would rather commit to a date we hold every time than publish a headline number.
What does it cost across a portfolio?
Per order and by surface: from $249 for a condition report, from $199 for a set of listing photos, with the volume steps shown above. They apply on their own as you reach them, and there is no rate to negotiate. Consolidated monthly invoicing, instead of a card at each booking, is the part we set up by conversation.
Which areas do you cover?
The Los Angeles metro, including Glendale and Burbank. If part of your portfolio sits outside the covered area, write to us and we will tell you plainly what we can and cannot serve.
