Why standardize

Deposit disputes are a documentation problem, before they are a legal one.

When every record is structured the same way and produced by a party with nothing at stake, most conversations end before they start.

Comparable by construction

Move-in and move-out share one structure, room by room and element by element. What changed during the tenancy reads on its own.

Neutral, so it de-escalates

A record from the manager reads as the manager’s side. A third party record with signatures gives both sides the same facts to stand on.

Zero staff time on site

Our scouts handle the visit and the documentation. Your team books online and receives the report the next day, inside the 21-day deposit window.

AB 2801 without the checklist anxiety

Photographs at move-in and move-out, retention, and an itemized trail: the documentation California expects, produced the same way every time.

No app for tenants to learn

Nothing to install, nothing to self-report. A trained scout comes, documents, and signs. Tenants can be present and sign too.

A portfolio you can hand over

Four years of dated, signed condition records per unit. Useful at renewals, sales, audits, and owner handoffs.

How it fits your operations

Book per unit, we handle the rest.

Book per unit

Address, size, date, per turnover. Your team can book in two minutes; access is coordinated with your staff or the tenant.

Our scout documents

Condition, cleanliness, photos, video, keys, meters, detectors. Same protocol on every unit of your portfolio.

Reports, archived

Online and PDF in 24 hours, kept for four years. Move-out reports arrive structured for comparison against the baseline.

Your dashboard

Every unit, every record, one place.

Your Scoutmyplace account is a private dashboard of your portfolio: the units you manage, their move-in and move-out reports, side by side.

Your portfolio, in one account

Every unit you book appears in your private space, with its full history of condition reports, online and as PDFs.

Move-in and move-out, side by side

For each unit, the entry and exit records share one structure. Open both and what changed during the tenancy reads immediately.

Works follow-up, in preparation

Next on our roadmap: track the repairs a move-out triggers, unit by unit, through to the after-repair record AB 2801 expects.

Pricing

Per report, by surface. Volume by conversation.

The public grid applies from the first unit. Managing recurring turnovers across a portfolio deserves a conversation about volume terms and invoicing.

Questions

Before we talk.

How does booking work at portfolio scale?
Today, one online booking per unit, which your team can do in a couple of minutes each. For recurring volume we set up terms directly; write to us and we will look at your turnover calendar together.
Who coordinates access with the tenant?
Our scout does. At booking you name the contact for the unit, your staff or the tenant, and scheduling happens directly with them.
Can owners see the reports?
The report is delivered to the account that booked it, as an interactive online report and a PDF. Forward the PDF to owners, or use it in your own owner reporting.
Do you score or grade the units?
No. Condition reports record facts: condition and cleanliness per element, photos, video, signatures. No scores, no recommendations. That neutrality is why the record holds up with tenants.
What does it cost across a portfolio?
The public grid is per report and by surface, from $249 for a condition report. For recurring turnovers we discuss volume terms and consolidated invoicing; write to us.
Which areas do you cover?
The Los Angeles metro, including Glendale and Burbank. If part of your portfolio sits outside the covered area, write to us and we will tell you plainly what we can and cannot serve.

Put your next turnover on the record.
