For professional accounts

Your rate goes down on its own, and never back up.

This grid is for professional accounts: property managers and agents who order regularly. Opening one is free and takes a minute. Turnovers are lumpy, so we do not ask anyone to commit to a volume. Your rate is set by what your account has ordered over the past twelve months, and there is nothing to ask for.

The rate applies to the report itself, not to the add-ons. Crossing a step improves your next order rather than refunding past ones. Your account rate and the paired move-out discount stop at 30% combined, so that the scout doing the visit is still paid properly. Above forty reports a year, write to us: that is where consolidated monthly invoicing starts to make sense.

Private outdoor spaces · +$50

A yard, a pool, an ADU or any other private exterior area, documented in the same report. The declared surface covers the interior only.

Live video · +$49

Join the visit live from wherever you are, see what our scout sees, and ask the agent or the caretaker your questions on the spot.

Priority booking · +$59

Unlocks time slots less than 24 hours away, as soon as 6 hours after ordering. It does not change the report turnaround, which is 24 hours either way.

The fine print, in plain words

What can change the price, and what cannot.

The surfaceThe price follows the surface you declare. Our scout confirms it on site, and if it differs meaningfully we reserve the right to adjust the price before the report is delivered.
The minimumBelow the break-even size the minimum applies. The price stops moving with the slider, that is expected, not a bug.
Never extraThe video walkthrough, the photos, the written document, the online report and the PDF are in the base price. There is no per-photo or per-room supplement.
DiscountsEvery delivered report comes with a personal code worth 10% off the next visit, yours to use or to pass on.

You see the exact amount at checkout, before you pay. No estimate, no invoice after the fact.

Our commitments

Full refund if the visit cannot happen for any reason outside your control.

Plans moved? You have 60 days to rebook the visit at no cost.

Your report and photos stay available for four years, unless you ask us to delete them.

About the price.

Why per square foot and not one flat fee?
A studio and a five bedroom house are not the same visit. Per square foot keeps small units affordable and prices large ones for the time they actually take, instead of averaging everyone into the same fee.
What surface should I declare?
The living surface as shown on the listing or the lease. Private outdoor areas are not counted in it; they are covered by the outdoor spaces add-on.
What if the surface on site differs from what I declared?
Our scout confirms it during the visit. If it differs meaningfully, Scoutmyplace reserves the right to adjust the price, and the difference is settled before the report is delivered. A small gap does not trigger anything.
Is the video walkthrough really included?
Yes, in every report. A photo series is selective by nature; a continuous timestamped video has no gaps. It is a piece of evidence, not a comfort feature, so it is never an add-on.
Do you charge for a portfolio of units?
The same grid applies from the first unit. If you order regularly, open a professional account yourself, it is free: from then on the volume steps above are attached to it, they apply on their own as you reach them, and there is no rate to negotiate. A single monthly invoice, instead of a card at each booking, is the other thing worth a conversation once you are past forty reports a year.
How do I pay?
By card at checkout, through Stripe. The exact amount is shown before you confirm, and you receive the receipt by email.
