Why agents recommend it

Good for your owner, good for you.

We know of no California rule that stops you from taking the move-in photos yourself. The question is how they will read a year later, in front of a tenant or a small claims judge, and whose name is on them.

The deposit, documented from day one

For tenancies starting on or after July 1, 2025, California expects photos at the start of the tenancy, and the landlord carries the burden of proving each deduction. The owner gets that record before the tenant moves in, element by element.

Harder to dismiss as one-sided

As the owner’s agent, you owe a fiduciary duty of loyalty to the owner, so photos you take read as the owner’s side. A third party paid the same whatever the report says gives both sides the same facts.

You stay out of the dispute

Deposit disputes start after move-out, often more than a year after you closed the lease. With a neutral record, the questions go to the report, not to you.

Nothing to do on site

No photo session to fit between showings. We coordinate the visit with the owner or the tenant and deliver the report within 24 hours.

Advice the owner remembers

Flagging the deposit risk before it exists is the kind of advice an owner remembers when the unit turns over again, or goes up for sale.

10% off for your clients

We give you a personal code to share at signing. Your clients enter it at checkout and save 10% on their report, every time.

How it works

You recommend, we handle the rest.

You mention it at signing

When the lease is signed, tell the owner about the move-in report, or forward them our move-in report page. One sentence is enough.

The owner books online

The owner books the move-in visit and pays us directly, with the exact price shown before checkout. With your personal code, they get 10% off, and we know the recommendation came from you.

We document the property

We visit before the tenant moves in and deliver a dated report within 24 hours. With the owner’s OK, we send you a copy for your file.

What to tell the owner

One sentence, at signing.

“For new tenancies, California expects move-in photos to back any deduction from the deposit. I recommend an independent move-in report: one visit before the tenant moves in, and a record that is much harder for a tenant to dismiss as one-sided. With my code, you get 10% off.”

“Having help from Scoutmyplace made the whole process smooth, clear and reassuring in finding my dream place for this next chapter. They work quickly, communicate well and provide you with more details than you can think to ask for. Questions

Before you recommend us.

Do I get paid for recommending Scoutmyplace?
No. We pay no referral fees or commissions to agents. What you get is a personal code that takes 10% off your clients’ report, so the benefit goes to the owner and the record stays neutral.
How do I get my code for 10% off?
Write to us through the contact page and we create your personal code. Your clients enter it in the “Referral / discount code” field when they book, and the 10% comes off their report.
Who pays for the report?
The owner, directly, when booking online. The exact price is calculated from the surface and shown before checkout, and the pricing page explains how.
Am I allowed to take the move-in photos myself?
As far as we know, yes: we know of no California rule that prevents an agent from photographing the unit for an owner. The point is credibility: as the owner’s agent, your record reads as the owner’s side. A third party record removes that question.
What does the report cover, and what does it not?
It is a condition report, not a home inspection: we document what is visible on the day of the visit, element by element, with photos, video and notes. Nothing is tested or certified.
Do I need to be there for the visit?
No. At booking the owner names the contact for access, and we coordinate the visit directly with them.
What happens at move-out?
The owner can book a move-out report built on the same structure, so the two records compare element by element when the deposit is settled.
Which areas do you cover?
The Los Angeles metro, including Glendale and Burbank. If a unit sits outside the covered area, write to us and we will tell you plainly.
