General observations
Move-out visit carried out with the home emptied of the tenant's belongings. Each room was compared on site with the move-in condition report of June 2026. Most elements are in the condition recorded at move-in, including the wall holes, ceiling cracks and floor scratches already listed there. Items observed for the first time at move-out are marked "New" in the room notes: living room (wall scuff, floor gouge, AC remote not found), kitchen (dishwasher door latch broken, countertop mark, oven and refrigerator to clean, one bar stool not found), main bedroom (water mark on the floor, three wall anchor holes, one spotlight out), main bathroom (spotting on the shower joints), Bedroom 2 (marker lines on the wall, curtain rod bracket, mattress stain), Bedroom 3 (smoke detector taken down), Bathroom 2 (tub and shower to clean), dining room (wall stain, one cracked floor tile), patio sofa cushion and driveway stain. Three items recorded at move-in were found repaired: the kitchen window handle, the Bathroom 2 light switch and the Bedroom 3 wall holes (filled, not repainted). The mains gas supply to the pool heat pump and the barbecue is still shut off.
Safety
Smoke & CO detectors
- Smoke detector: present (5). Four of the five units are in place on their bases. The Bedroom 3 unit was found taken down, on the closet shelf, without its battery.
- Carbon monoxide detector: present, working (2)

Owner's worksheet
The condition report says what changed. This annex sorts each change against the usual California line between ordinary wear and what goes beyond normal use, and lists the work to plan. Tenancy of about 12 weeks (move-in June 23, move-out September 15, 2026). On a stay this short, very little can be put down to the passage of time.
Beyond normal use10
Typically may be charged to the tenant, with evidence, and only for the life the element had left.
Smoke detector taken down, battery removedBefore the next tenancy
Bedroom 3 · Electrical outlets and switches
- Why here
- A fixture that was in place and working at move-in.
- Work to plan
- Refit the unit on its base with a new battery and check all five units.
Door latch broken off, two rack wheels missing
Kitchen · Dishwasher
- Why here
- Guide: "Anything the move-in record shows was fine and the move-out record shows is not." Recorded Good, no mark, at move-in.
- Work to plan
- Replace the latch assembly and the rack wheels. If the model is no longer serviced, replace the appliance.
- Check first
- A replacement is typically charged at the value of the appliance at its age, so its purchase date matters.
Water mark 2 ft across, boards raised
Main Bedroom · Floor
- Why here
- Guide: "Burns, stains, or tears in carpet or flooring."
- Work to plan
- Have a flooring professional check for moisture, replace the affected boards and refinish locally.
- Check first
- Find the source first. Water that came in through the window or from the building is not on the tenant.
One floor tile cracked corner to corner
Dining room · Floor
- Why here
- Guide: "Broken windows, cracked tiles, damaged countertops."
- Work to plan
- Replace the tile and regrout.
- Check first
- A straight crack that continues into the next tiles points to the slab, not to an impact.
Ring-shaped dark mark on the marble
Kitchen · Countertops
- Why here
- Guide: "Broken windows, cracked tiles, damaged countertops."
- Work to plan
- Have a stone professional assess it: a poultice or a local re-hone is usually enough.
- Check first
- The marble already had glass marks and scratches at move-in, and the wooden countertop was already severely damaged. Only the new mark counts.
Gouge 4 in long, raw wood visible
Living room · Floor
- Why here
- Guide: "Burns, stains, or tears in carpet or flooring."
- Work to plan
- Fill, stain and seal the gouge.
- Check first
- This floor was recorded in advanced used condition at move-in. A local repair, not a refinish of the room.
Brown splash stain with drip lines
Dining room · Walls
- Why here
- More than the "minor scuffs on walls" the guide leaves with the owner.
- Work to plan
- Wash, apply a stain-blocking primer and repaint that wall.
- Check first
- Interior paint has a life of about 2 to 3 years: the share that may be charged depends on when this wall was last painted.
Marker lines over 3 ft, sticker residue
Bedroom 2 · Walls
- Why here
- More than the "minor scuffs on walls" the guide leaves with the owner.
- Work to plan
- Remove the adhesive, apply a stain-blocking primer and repaint that wall.
- Check first
- The holes below the bunk bed were already recorded at move-in. Same remark on the age of the paint.
Curtain rod bracket pulled out of the wall
Bedroom 2 · Blinds and curtains
- Why here
- Guide: "Holes in walls or doors, beyond small nail holes." Recorded Good at move-in.
- Work to plan
- Patch the two anchor holes and refit the bracket with proper anchors.
Stain 10 in across on the mattress
Bedroom 2 · Bed
- Why here
- Close to the line of the guide on stains and tears in flooring, applied here to a mattress.
- Work to plan
- Professional cleaning of the mattress.
- Check first
- The mattress was recorded in used condition at move-in.
Present at move-in, not found2
Typically may be charged at the value of the item at its age, not the price of a new one.
Air conditioning remote control not found
Living room · Electrical outlets and switches
- Why here
- Guide: "Missing fixtures, doors, or appliances that were present at move-in." The remote is in the move-in photos.
- Work to plan
- Order the remote for this model.
One of the two bar stools not found
Kitchen · Stool
- Why here
- Guide: "Missing fixtures, doors, or appliances that were present at move-in."
- Work to plan
- Replace the stool, or remove the second one.
- Check first
- Both stools were recorded in worn condition at move-in.
Cleaning5
Typically may be charged up to the level of cleanliness recorded at move-in, and no further.
Grease on the cooktop, baked-on residue in the oven
Kitchen · Stove and oven
- Why here
- Guide: "Cleaning needed to return the unit to its move-in level of cleanliness." Recorded Clean at move-in.
- Work to plan
- Degrease the cooktop and clean the oven.
Food residue on the shelves and in the bins
Kitchen · Refrigerator
- Why here
- Same line of the guide. Recorded Clean at move-in.
- Work to plan
- Clean and deodorize the interior.
- Check first
- The cracked bins, the impacts on the front and the loose freezer handle were recorded at move-in.
Soap and limescale film, hair in the drain
Bathroom 2 · Shower and bathtub
- Why here
- Same line of the guide. Recorded Clean at move-in.
- Work to plan
- Descale the glass and the tiles, clear the drain.
Dark spotting on the shower joints
Main Bathroom · Shower and bathtub
- Why here
- Same line of the guide. Recorded Clean at move-in.
- Work to plan
- Treat the joints. Replace the silicone if the spotting is under the surface.
- Check first
- The limescale on the glass is closer to the "hard water marks" the guide counts as ordinary wear. The missing jet, the rusted inlet and the door seal were recorded at move-in.
Dark stain 1 ft across on the concrete
Driveway · Surface
- Why here
- Same line of the guide.
- Work to plan
- Degrease and pressure wash the area.
Borderline3
Depends on size, number, the lease and the length of the tenancy. To decide case by case.
Three new anchor holes, 1/4 in
Main Bedroom · Walls
- Why here
- The guide leaves "Small nail holes from hanging pictures" with the owner and lists "Holes in walls or doors, beyond small nail holes" as beyond normal use. Three 1/4 in anchors sit between the two.
- Work to plan
- Fill and touch up with the wall color.
One of seven spotlights does not light
Main Bedroom · Lighting
- Why here
- Replacing bulbs is usually set by the lease, not by the law.
- Work to plan
- Replace the bulb. If it still does not light, have the fitting checked.
Seat cushion torn 5 in along the seam
Patio / outdoor living · Outdoor furnitures
- Why here
- A seam that opens on outdoor furniture already in used condition is often wear. A cut in the fabric would not be.
- Work to plan
- Restitch the seam.
Ordinary wear1
Stays with the owner. Typically not chargeable.
Scuff band at sofa-back height
Living room · Walls
- Why here
- Guide: "Minor scuffs on walls and baseboards from everyday living."
Found repaired3
Better than at move-in. Typically nothing to charge.
Missing window handle has been replaced
Kitchen · Windows
- Why here
- Recorded as missing at move-in.
Loose light switch is now firmly fixed
Bathroom 2 · Electrical outlets and switches
- Why here
- Recorded as loose at move-in.
Nine wall holes filled and sanded, not repainted
Bedroom 3 · Walls
- Why here
- The nine holes were recorded at move-in, so they typically were not chargeable in the first place. The patches show: repainting this wall is on the owner.

Before charging anything
- Only what is new. Whatever the move-in report already recorded is excluded, even when it looks worse today.
- Remaining life, never new for old. A charge covers what was left of the element at its age.
- Cleaning goes back to the move-in level, not to spotless.
- Photos before the work and after the work (AB 2801). This report is the "before".
- The itemized statement, the photos and the balance of the deposit go to the tenant within 21 days of move-out.
General information about California law (Civil Code § 1950.5, AB 2801), not legal advice. Scoutmyplace records the condition of the home and does not decide any deduction: the owner decides, and answers for it. For a disputed charge, consult a legal professional.
